Texas Elite Realty Group ("TERG," "we," "us," or "our") is a real estate brokerage serving buyers, sellers, renters, and investors in Laredo and San Antonio, Texas. This Privacy Policy explains what personal information we collect, how we use and protect it, who we share it with, and the choices you have. It applies to our website, txeliterealty.com, and to information we collect through email, text messages, phone calls, social media, events, and in person.

2. Information We Collect

(a) Information you give us. This includes your name, email address, phone number, mailing address, and the details you share about what you are looking for, such as price range, neighborhoods, and property preferences. It also includes information you enter when you create an account, save searches or favorite properties, request a home valuation, fill out a form, message us, attend an event, or work with us on a purchase, sale, or rental.

(b) Information collected automatically. When you visit our website, we automatically record certain information, such as your IP address, device and browser type, the pages you view, the time of your visit, the website that referred you, and your approximate location. We collect this through cookies and similar technologies.

(c) Information from other sources. We may receive information about you from the Multiple Listing Service and IDX feeds, public records, referrals from clients, other real estate professionals, and lead sources, our social media pages, and the service providers that help us run our business.

(d) Sensitive information. We do not ask you to submit Social Security numbers, bank account numbers, or payment card numbers through our website forms or regular email. If a transaction requires sensitive information, we will direct you to a secure method.

Text messages. If you give us your mobile number and agree to receive text messages, we may text you about listings, appointments, transactions, and our services. Consent to receive texts is not a condition of buying, selling, or renting a property or using our services. Message frequency varies, and message and data rates may apply. You can opt out at any time by replying STOP, and you can reply HELP for help. We do not sell or share mobile phone numbers or text message consent with third parties or affiliates for their own marketing or promotional purposes.

Calls and mail. We may call you or send you postal mail, such as postcards and letters. To stop receiving these, contact us using the information in Section 14.

5. How We Share Information

We do not sell your personal information. We share it only in these situations:

- Service providers. We use trusted companies to help us operate, including providers of our website and customer relationship management system, email and text messaging, hosting, analytics, advertising, electronic signatures, transaction management, and direct mail. They may use your information only to perform services for us.
- Our team. Agents, employees, and contracted support staff of TERG may access your information as needed to serve you. We expect them to keep it confidential and use it only for their work.

- Listing and MLS information. Information about a property you list for sale or lease may be published through the Multiple Listing Service, our website, and other marketing channels, as part of marketing the property.
- Legal and safety reasons. We may disclose information to comply with the law, a subpoena, or a court order, to protect our rights or the safety of others, or to investigate fraud.
- Business changes. If TERG is involved in a merger, sale, or transfer of the business, your information may be transferred as part of that transaction.
- With your permission. We may share information for other purposes when you ask us to or give us your consent.

6. Cookies and Similar Technologies

We and our service providers use cookies, pixels, and similar technologies to keep our website working, remember your preferences and saved searches, understand how visitors use the site, and measure and improve our advertising. Most browsers let you refuse cookies or alert you when a cookie is being set, though some parts of the site may not work properly if you do. Our website does not currently respond to "Do Not Track" signals.

7. Social Media and Third-Party Websites

We maintain pages on Facebook, Instagram, YouTube, and TikTok. When you interact with us there, including through comments and direct messages, those platforms collect information under their own privacy policies. Anything you post publicly may be seen by others. Our website may also link to other websites. We are not responsible for the privacy practices of third-party sites, and we encourage you to read their policies.

We use reasonable administrative, technical, and physical safeguards to protect your personal information, including security software and limiting access to people who need it. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

Wire fraud warning: Criminals target real estate transactions with fake emails asking buyers and sellers to send money. We will never change wiring instructions by email. Before you send funds, always confirm the instructions by calling a phone number you already know to be correct. If you see something suspicious, contact us right away.

Your account may be password protected. Please do not share your password with anyone.

9. How Long We Keep Information

We keep personal information for as long as we need it to provide our services and for the periods required by law, including record retention requirements that apply to real estate brokers. When we no longer need information, we delete it or remove identifying details where we reasonably can.

10. Your Choices and Rights

- Marketing email: use the unsubscribe link in any message.
- Text messages: reply STOP to any text.
- Mail and calls: contact us and we will update our records.
- Cookies: adjust your browser settings.
- Access, correction, and deletion: you may ask what personal information we hold about you, ask us to correct it, or ask us to delete it. We will respond as required by applicable law. We may need to verify your identity first, and we may keep information we are legally required to retain.

Our website and services are not directed to children under 18, and we do not knowingly collect personal information from them. If you believe a child has given us personal information, please contact us and we will delete it.
