What sellers pay at closing in TexasLo que paga el vendedor al cerrar en Texas

In Texas, sellers customarily pay for the buyer's owner's title insurance policy. Its premium is set by the Texas Department of Insurance, so it's the same at every title company. Rates dropped 6.2% on March 1, 2026: about $780 at $100,000, plus a set amount for each dollar above that. Sellers also pay their share of the escrow fee, document preparation and recording fees, and any agreed repairs or buyer closing-cost help. Because Texas property taxes are paid at the end of the year, the seller credits the buyer for the taxes from January 1 to the closing date. Broker fees are negotiable and are not set by law.

    AssumptionsSupuestos
    • Owner's title policy uses the Texas Department of Insurance basic premium rates effective March 1, 2026: the TDI table up to $100,000 and the TDI formula above it. Endorsements and the buyer's loan policy are not included.
    • Tax proration assumes this year's taxes are unpaid at closing. If no annual tax is entered, it is estimated at the local rate on the sale price; your actual bill depends on your appraised value and exemptions.
    • Mortgage payoff should include interest through the payoff date; your lender's payoff statement has the exact figure. Estimate only. Your title company's settlement statement is the official number.
